No surprises

This is a big one! Walk through any display home village and you’ll find yourself in awe of the immaculate styling, the gorgeous colour palette and everything else that makes a house a home. But remember, all of this styling isn’t included in the build. In fact, when you asked for the price, do you know what is included? Will the final home come with blinds or curtains or will you need to add this at a later date? Is there an inclusion for different paint colours for walls vs skirting boards or architraves, or is this an extra? When the salesperson said it comes with $45,000 in extras, what exactly are the extras, and would you have expected them anyway?

At Beachside Construction, we ask you all these questions at the very beginning. We also ask you your budget, get to know your block of land and ask you how you plan to use and live in your home. Then we’ll get to work on designing a custom home that’s perfect for you and perfect for your block, not an off-the shelf design. We also follow a transparent process for developing a quotation. After our initial meeting, we’ll develop a rough sketched plan which we’ll circulate to our sub-contractors and suppliers who’ll provide us with a fixed quote for their work. These quotes are then compiled along with realistic sum allowances to provide you with an exact construction cost. Don’t let the word custom or design scare you away

Sometimes people see the word custom or design and immediately think there’s an architect involved who’ll cost thousands. Think again! At Beachside Construction, we do this all ourselves using the latest software packages. We also don’t charge for various design changes, as some builders or architects do. At the end of the day, we want you to LOVE your new home, so we’ll work with you to create the first home of your dreams.

Quick Turnaround

You might be reading this one and thinking “oh, I’m not in any rush, if it takes 4 months or 8 months to complete, it doesn’t bother me too much”. But have a think about your finances. Are you paying interest on the land while you’re building? Are you paying rent while you wait to move into your new home? All this needs to be taking into consideration. Beachside Construction will generally complete a new custom home build within four months. If you’re paying $350.00 a week in rent during that time, that’s around $6,000. So for every month your build goes over, that’s an additional $1,500.

With Beachside Construction, we’ll keep your overall costs down by getting you moved in on time, so you can put that cash back into your mortgage, or even use it to style your gorgeous new home!

Quality Build with Expert Trades

It’s important to remember too that quick turnaround doesn’t equate to poor quality. In fact, at Beachside Construction, we only work with highly skilled and reputable trades who take great pride in their work. We’ve been working with most of our trades for over 10 years, which demonstrates the respect we have for them, and that they have for us. Paul Johannessen, owner of Beachside Construction and Tonya Sterling (Client Liaison) personally inspect the work at every stage of the build – you won’t be passed on through various project managers. Our quality work extends outside the home too, and includes carefully considered drainage solutions (particularly for sloping blocks), retaining and landscaping, if there are allowances in the contract.

We understand the First Home Owners Process

We’ve built many homes for First Home Owners and are very familiar with the application process. We can guide you on the next steps as you navigate this journey. Below is some information from the Queensland Government website and you can apply via this link.

Applying for a first home owner grant

The Queensland First Home Owners’ Grant is a state government initiative to help first home owners to get their new first home sooner.

Depending on the date of your contract, you’ll get $15,000 or $20,000 towards buying or building your new house, unit or townhouse (valued at less than $750,000). The grant is paid per new home and not to each of the applicants for the same home.

You can buy off the plan or choose to build yourself.

To be eligible for the grant:

  • You must be at least 18 years of age.
  • You must be an Australian citizen or permanent resident (or applying with someone who is).
  • You or your spouse must not have previously owned property in Australia that you lived in.
  • You must be buying or building a brand new home.
  • The value of the home including the land is less than $750,000.
  • You must move into the new home as your principal place of residence within 1 year of the completed transaction and live there continuously for 6 months.

The value of the grant depends on your contract date:

  • $15,000 for contracts dated
    • October 2012 to 30 June 2016
    • 1 July 2018 or later
  • $20,000 for contracts dated from 1 July 2016 to 30 June 2018.
