How to decide if a builder is right for you

Thinking of building your dream home? Choosing a builder can be overwhelming! Here on the Sunshine Coast, it’s a very competitive market – there are many custom home builders, all vying for a piece of the pie. To help in making your decision, we’ve put together these six key questions to ask your prospective builders.

Are you licensed and insured?

If you’re using a lender to finance the construction of your home, the lender will require proof of licencing and insurance. However, if you’re not financing, this should be one of the first questions you ask your builder.

How long have you been building on the Sunshine Coast?

Choose a qualified custom home builder who has been building in your area for at least five years; they’ll have a much better understanding of the landscape, property boundaries and values, council building codes, and much more. Beachside Construction have been operating on the Sunshine Coast for over 15 years.

How experienced are your tradespeople and how long have they been working with you?

A quality custom home builder will only work with quality trades. At Beachside Construction, we have a team of quality tradespeople who have been working with us for many years. We encourage our tradespeople to have a relationship with our clients to offer professional opinions and help our clients to make quality decisions.

Do you have experience building the type of home I’m wanting?

The Sunshine Coast is a very competitive market for home builders, but not all will have the experience in building every different style of home. For example, if you’re looking to build on a sloping block, you need to choose your builder carefully. Beachside Construction are sloping block specialists on the Sunshine Coast.

How will we communicate throughout the build process?

Lack of communication is one of the biggest complaints people have about their builders. At Beachside Construction, we are very well respected for our quality communication. Tonya Sterling, Beachside Construction’s Client Liaison Manager, takes the stress out of the entire build process and ensures your needs are being met at every stage. Can you provide detail specification and cost?

Building a home comes with many different costs – it’s not just the bricks and mortar, but all the finer details too, like window furnishings, or kitchen cabinetry designs. At Beachside Construction, we develop a rough sketched plan after our initial consultation. We’ll then circulate this information to our sub-contractors and suppliers who’ll provide us with a fixed quote for their work. These quotes are then compiled along with realistic sum allowances to provide you with an exact construction cost.

Paul and Tonya will then schedule a follow up meeting to discuss the quotation in detail and where the costs will be allocated. We choose this approach as it eliminates unexpected costs down the track, and allows us to be as transparent as possible.
