The best part of building your own custom home is that you can create the home that YOU want. With hundreds of ideas floating around in your mind, it’s a good idea to start scrapbooking ideas from books, magazines and display homes you may have visited.
Consider things like bedroom sizes, bathroom and laundry sizes, storage requirements, how your family will grow or shrink over time. Keep a record of the ‘must haves’ and the ‘nice to haves’, that way when it comes time to ensuring your home is within budget, you know what aspects you want to keep, and which aspects you might be able to do away with.
Here’s a list of questions you might like to ask yourself and your family:
- Single, double or split level?
- What do you want the outside to look like?
- How many bedrooms and bathrooms?
- How much outdoor space do you want?
- What do/don’t you like about your current home?
- How important is living space to you?
As a custom home builder, Beachside Construction don’t have a standard set of house plans. Instead, we create your home design from scratch. Of course, we can show you home designs we’ve built in the past to give you some ideas, but the canvas is blank and completely up to you.
Our process usually starts on the block of land you’ve chosen. We can provide you with thoughts and ideas of what would work for your block, given your list of requirements, lifestyle needs and budget. From there we can draft up a design, or you can speak with an architect or building designer.
Once you have a plan, we’ll use this to develop a quotation. We do this by circulating the plan to our sub-contractors and suppliers who’ll provide a fixed quote for their work. These quotes are then compiled along with realistic sum allowances to provide you with an exact construction cost. Paul and Tonya will then schedule a follow up meeting to discuss the quotation in detail and where the costs will be allocated. We choose this approach as it eliminates unexpected costs down the track, and allows us to be as transparent as possible.
The next step is submitting a building application and then the construction contract. Up until this point, we don’t charge for these services. It’s only after you’ve signed the formal new home construction contract that you will enter into a financial agreement.
From there, the rest is history as we set off to build the home of your dreams.
