We want to get to know you, understand your family and what matters most to you
At the very start of any new build, we like to meet you on-site, preferably on the block of land you’ve chosen to build, because this gives us an idea of the site contours, the surrounding environment and the soil quality. At this meeting it’s important to note that you’ll meet directly with builder and owner, Paul Johannessen and Client Liaison Tonya Sterling – this means you’ll have direct contact with the builder, not a sales-person.
If you don’t have a block of land chosen, that’s ok too. We’re more than happy to discuss your ideas and budgets for your dream home. And if you don’t know what you want in a dream home, that’s ok too. Beachside Construction have built hundreds of custom homes on the Sunshine Coast, so we have lots of ideas of what would work for you and your family. We’ll ask you a number of questions about the type of home you’re wishing to build – number of bedrooms/bathrooms/garages, how many people will live in the home and their ages, your hobbies and interests (eg. Extra storage for sports/leisure equipment), what’s important to you in a home.
Realistic pricing with no surprises down the track – you know exactly what you’re paying for
The next step is developing a quotation.
After our initial meeting, we’ll develop a rough sketched plan which we’ll circulate to our sub-contractors and suppliers who’ll provide us with a fixed quote for their work. These quotes are then compiled along with realistic sum allowances to provide you with an exact construction cost.
Beachside Construction will then schedule a follow up meeting to discuss the quotation in detail and where the costs will be allocated. We choose this approach as it eliminates unexpected costs down the track, and allows us to be as transparent as possible.
Getting the right approvals in place before we commence construction
After we’ve come to an agreement on the home design and the pricing, Beachside Construction will submit a Building Application.
Beachside Construction works with private Certifiers to assess and approve your building application.
The following documents are required to lodge a Building Application:
- Builder and license number
- Full set of working drawings
- Soil test
- Percolation test (onsite sewerage treatment plant)
- Structural engineering
- Energy efficiency assessment
- Bushfire risk assessment
- QBCC (previously BSA home warranty scheme) payment is sliding scale levy
- Q Leave portable long service levy for work over $80 000
Compliance and legislative requirements are important to us
At this time we will also draw up the construction contract.
Selecting the right building contract for your project can be critical to its success. The type of contract you use will depend on the size and complexity of the project; however, the contract must comply with any legislative requirements. For this reason, Beachside Construction have selected to use the HIA QC1 Plain Language New Home Construction Contract.
Mandatory quality control at key construction milestones
At Beachside Construction, we pride ourselves on quality. For this reason, we have implemented mandatory inspections at the following stages. These inspections allow us to maintain our high quality standard and pick up on any issues so they can be promptly resolved before the next stage commences.
- Foundation and excavation, before footing is poured
- Slab, before concrete is poured
- Frame, before cladding, masonry or lining is fixed
- Final, completion of all aspects of building work
- Plumbing and drainage inspections
